It is no secret that the prices of construction works and buildings in the Czech Republic used to be much higher than prices of similar works and buildings abroad. However, the quality of many of these works and buildings has always been far below the acceptable level. The paper is a response to said facts and it points out significant root causes of this situation, such as cost structure, ratio of overhead costs and calculated costs, acknowledgement of price differences (materials, purchased products and services (outsourcing)), high transportation costs, etc. It presents numerous criteria and logistic tools the use of which is very likely to improve objectiveness and optimisation as early as in the stage of budgeting and construction cost estimation.

Není žádným tajemstvím, že už v minulosti ceny stavebních prací a děl v ČR převyšovaly výrazně ceny podobných děl v zahraničí. Kvalita stavebních prací a staveb pak byla a stále je velmi často pod únosnou úrovní. Příspěvek reaguje na uvedené skutečnosti a upozorňuje na podstatné příčiny tohoto stavu, jako jsou struktura nákladů, podíl režijních a výpočtem stanovených nákladů, způsob zohlednění cenových rozdílů - materiálů, kupovaných výrobků a služeb (outsourcing), vysoké náklady dopravy aj. a nabízí řadu kritérií a nástrojů logistiky, jejichž použití by již ve fázi rozpočtu a stanovení nákladů na stavby zvýšilo objektivnost a optimalizaci.
